A Service to Suit each Individual Landlord
Here at Kendrick Property Services we know that every Landlord is an Individual and may require a different Service to the next which is why we offer a different variety of services which can be altered and flexible to suit each persons needs.
Our Full management service is offered to anyone who wants to sit back and relax and lets Kendrick's look after your property from collecting the rent each month and dealing with all maintenance issues, whilst carrying out regular inspections and keeping up to date with the ever changing legislation's.
Our Rent collection service normally appeals to Landlords who work closely with their own trusted contractors or prefer to be more hands on and carry out any maintenance issues themselves whilst we continue to collect the rent regularly and hold the Security Deposit during the tenancy.
This Service is provided to Landlords who choose to work alongside their tenants directly. We will ensure we find the suitable tenant/s for the property same as all services and once all references on the applicant are successful we will ensure the contract is signed, Inventory organised along with all other required certificates and paperwork to hand to the tenants and ensure the first months rent & deposit is paid in clear funds. Once this is all completed we will forward on the paperwork & money to you so you may contact your tenants and manage the property yourself, however we will always be around to offer our advice during the tenancy if required.
Referencing is Key to finding the Perfect Tenant
We know how important it is to ensure the perfect tenant is found for your property which is why we carry out all references in the office by our employee Christina Challis who has worked for Kendricks for over 10 years and each applicant is overseen by the negotiator who first meets and interviews the proposed tenant at the property first.
The references we carry out are as follows:
Credit Check each applicant / guarantor which shows a detailed report for any previous or current CCJ/Bankruptcy and the credit history and any undisclosed addresses
Previous & Current Landlord references from the applicant
Employment / Accountant references dependent on employment status
Guarantor requirements must be a UK home owner and provide evidence of this
